Buyer Representation... Why is it Important?

Many consumers are unaware that in many instances the Real Estate Agent showing them the property IS NOT representing their best interests.  Without a Buyer Representation Agreement signed, the agent showing you the home is actually obligated to represent the best interests of the Seller... not the Buyer, and are legally obligated to pass any information along to the Sellers which might provide them with information which could dramatically adversely impact your ability to negotiate a good deal.

As a buyer, you should request that an agent represent you during the purchase process... A Buyer Representative works in the Buyer's Best Interest throughout the transaction and owes fiduciary duties to the buyer. The Lisa Fayle Team provides our clients with valuable insight on into the market, show you homes and provide them with expertise in contract writing, negotiation and closing assistance.

In the majority of cases, buyer representatives are paid by the seller via commission split with the listing broker... in some cases the Buyer may be required to pay, typically this is seen when the buyer is looking to purchase a home not listed with a broker (For Sale by Owner or in Some Cases New Development).

Tips to Consider Before Buying a Home

1. Your Credit Rating

Getting your finances in order is probably the most important step you should take. Your credit reports are an ongoing look at how you manage your finances.  You should know what your credit reports say about your financial history before you apply for a mortgage, because the reports play an important role in the mortgage approval process and in determining the interest rate and other loan terms that a lender offers you.

2. Understanding How A Mortgage Works

Get familiar with mortgage structures and options.  that way, you will be able to decide on the right loan and lender, it's up to you to determine which lender is best for your needs.

3. Getting A Mortgage Pre-Approval

Do you know how much house you can afford?  Probably not, unless you've talked with a lender.  Pre-approval helps you in other ways.  consider this scenario.  A home seller gets two similar offers.  One is accompanied by a letter from the buyer's bank that states she is pre-approved for a mortgage in the amount of the offer.  the other has no supporting documents.  Which offer do you think the seller will consider first?

4. Sorting Your Needs And Your Wants

Buying a home isn't as difficult as you think, the process will go a lot smoother if you get familiar with the real estate market and narrow down your wants and needs before you start looking.

5. The Great Home Search

The internet is a great tool, you can spend endless hours searching the public version of the Multiple Listing Services websites.  You might even plan afternoon drives to preview neighbourhoods.  These are all excellent ways to see what's available out there allowing you to narrow your search to particular neighbourhoods and communities if you wish.
